Get The Inspector You Want
“Make sure you negotiate a contingency period to get the home inspector you want, not just the first one available,” says Mountaineers’ inspector John. He also suggests shopping around for inspectors before putting in a contract on a home. The contingency period on some home purchase agreements can be short. Some inspectors schedule far in advance, so it’s important to make sure the one you choose is available! You may need to negotiate a longer contingency period.
Attend The Home Inspection
It is important to attend the inspection so you can make sure everything goes as planned. Even if it is only toward the end to review the inspection, being there can make a world of difference! The home inspector will review all the items that are of concern to you and help you prioritize the ones that are most important to the purchase of the home. If you don’t attend the inspection and later receive a 30-to-50-page inspection report, you may be overwhelmed and not know what the important ones are you need to concentrate on. Attending the inspection also gives you the opportunity to learn more details about the home you are purchasing.
Read The Report In Its Entirety
Reading the report carefully, and in full, ensures that you don’t gloss over any glaring issues, such as damage or other potentially hazardous things! Most inspection reports will be 30 or more pages. Typically, there is a summary of the inspection report at the beginning or at the end. It is also imperative to read the report to ensure additional information or details that are important to the negotiations have not been added.
